Post-construction

The last crew before you hand over the keys.

Rough, final and touch-up cleans for general contractors and superintendents across the Valley — scheduled around your turnover date, not ours.

Three phases, priced separately

Construction cleanup is not one job, and a bid that treats it as one is a bid that will be renegotiated. We price the phases the way the schedule actually runs them.

Rough clean

After framing and drywall, before finishes. Debris out, floors swept and vacuumed, surfaces knocked down so the finish trades are not working on top of construction dust. This is the phase that decides how hard the final clean is going to be.

Final clean

The one that gets looked at. Drywall dust off every horizontal and vertical surface — including the ones nobody thinks about until the walkthrough: door tops, window tracks, cabinet interiors, light fixtures, HVAC vents. Stickers and labels off glass and appliances. Adhesive residue off floors. Windows detailed inside and out where reachable.

Touch-up

Between the final clean and the client walkthrough, buildings get dirty again — punch-list trades come back through, dust settles out of the air. Touch-up is the short pass that makes the handover look like the final clean did, and it is the one most often left out of a bid and then argued about.

Why the dust argument happens

Drywall dust does not settle once. It settles, gets disturbed by the next trade, and settles again — which is why a building that was spotless on Thursday has a visible film on Monday. A crew that treats the final clean as a single event will lose that argument every time, and the person holding the bag is the superintendent standing next to the client.

The fix is not working harder, it is scheduling: knowing when the last dusty trade leaves, and putting the final clean after it rather than before it. That is a conversation we have at the walkthrough, not an assumption we make from a plan set.

What we need from you to bid it

  • Square footage and building type. Shell, tenant improvement, multifamily and single-family are four different rates.
  • Which phases you want. Some GCs handle rough in-house and only sub the final.
  • Your turnover date, and how firm it is. This is the one that actually sets the price.
  • Window count and reach. Ground floor and second storey are different jobs.
  • Site conditions. Power and water on site, dumpster access, whether other trades will be working alongside us.

Where the work is

Most of the industrial and commercial construction in the Phoenix metro is happening on this side of the valley, and it is not close: roughly 73 % of the metro's industrial projects are on the west side of the metro. Douglas Ranch and Teravalis alone cover 37,000 acres with 55 million sq ft of commercial space planned, and Grand View Arizona adds another 2,500 acres — all of it inside the area we already drive to.

We publish detail for the three cities where we take the most construction work: Buckeye, Goodyear and Surprise.

What we commit to

  • 24-hour re-clean guarantee, in writing. If the walkthrough turns up something on the scope that was missed, we come back — before your client sees it, not after.
  • Free walkthrough and written estimate. We walk the site and bid it from what is actually there.

The building has to stay clean after handover too. Most of our recurring janitorial contracts started as a final clean for a GC who then needed the finished building maintained — see commercial cleaning in Buckeye or the janitorial service overview.
