A written scope, a checklist, and photo proof every visit.
Recurring janitorial service for buildings across the Valley, run the same way every time so you do not have to check whether it happened.
Free · written scope · no obligation
What you are actually buying
Nobody signs a janitorial contract because they are excited about floors. They sign it so the building stops being their problem — so no tenant emails about the restrooms, no auditor finds the break room, no one has to walk the place on a Monday morning to see whether the crew showed up.
That is a predictability problem, not a cleaning problem. It is why our three-step process is published in full on this page and why every visit produces something you can look at without leaving your desk.
The work, by building type
Offices and professional suites
Desks, common areas, restrooms, break room, glass and floors, on a nightly, weekly or biweekly schedule. The scope names which surfaces are cleaned at which frequency — daily-touch versus weekly-detail — because "we clean the office" is the sentence that causes every disagreement six months in.
Warehouse and distribution
Different building, different problem: the square footage is enormous and almost none of it needs daily attention. What needs it is the office pod, the restrooms, the break room and the traffic lanes. A quote that prices a warehouse per square foot as if it were an office is a quote written by someone who has not walked one. Tolleson and the I-10 corridor are mostly this kind of building, and we clean there.
Retail and clinics
Public-facing space where the standard is judged by customers, not by a facilities checklist. Entry glass, restrooms and floors carry most of the impression. Hours matter more than anywhere else: cleaning happens before open or after close, never in front of the customer.
HOA common areas
Clubhouses, fitness rooms, mail rooms and pool restrooms, where the client is a board that has to answer to residents. Photo proof matters most here — a board member who can forward a photo to a complaining resident is a board member who renews.
What drives your price
We do not publish a rate, and it is worth saying why rather than leaving it unexplained: in this service the number that moves the total is not the size of the building, it is how often we come. A 6,000 sq ft suite cleaned five nights a week costs multiples of the same suite cleaned once a week. Any figure published without a frequency attached to it is decoration.
What we look at during the walkthrough:
- Nights per week. The single biggest factor.
- Number of restrooms and fixtures. The second biggest, and the one most often underestimated.
- Floor types. Hard floor, carpet and polished concrete are three different jobs.
- Headcount in the building. Twelve people and ninety people do not soil a space at the same rate.
- Access. Alarm codes, keys, loading dock, whether a supervisor has to be let in.
What we commit to in writing
- 24-hour re-clean guarantee, in writing. If something on the written scope was missed, we re-clean it at no charge.
- Free walkthrough and written estimate. No charge for the walkthrough whether or not you hire us.
Where we work
We are based in Buckeye, which is where most of our recurring work is, and the drive time from there shapes what we can promise everywhere else. Goodyear and Avondale are the two closest commercial cores; Surprise and Litchfield Park sit north and east of us. Tolleson is the warehouse end of the corridor and we work there too, though it has no page of its own — the service areas page carries the whole map with drive times.
If your building is in the Phoenix metro but not on that list, ask anyway — the honest answer depends on the drive and the hours, and we would rather tell you no than take work we cannot service properly.
Building still under construction? That is a different job with a different crew and a different bid — see post-construction cleaning. Plenty of our recurring contracts start there.
Three steps, every visit.
- 01
Walkthrough and scope
We walk the building and put the scope in writing.
- 02
One checklist per visit
Every visit follows it and is inspected.
- 03
Photos and a report
Photo proof, and a note of anything needing your decision.
The questions a facility manager actually asks.
Not the ones that are easy to answer.
Do you clean after business hours?
Yes — after close or before open. In warehouses we work the gap between shifts, around your operation.
How does pricing work? Why is there no price on this site?
We walk the building and put the scope in writing before quoting — never a flat rate times your square footage.
How do I know the work actually got done?
The same checklist every visit, an inspection against it, and photo proof sent after each visit.
What happens if something gets missed?
24-hour re-clean guarantee, in writing. Tell us within 24 hours and we come back and re-clean it, at no charge.
