Empty, and ready for whoever inspects it.
Move-out and move-in cleaning for tenants, buyers, sellers and the agents who keep handing us keys — done to the standard of the person looking for a reason to hold money back.
Free · written list · no obligation
An empty house is judged differently
In a house somebody lives in, clean means it feels clean. In an empty one, clean means somebody with a clipboard opened the cabinet under the sink and found nothing to write down. Those are not the same standard, and the second one is the only one that matters on the day the keys change hands.
Everything about how we do this job comes from that: the order of the work, what goes on the list, and why you get photographs at the end.
What gets done, in the order it gets done
- Top down, back to front. Light fixtures, fans, vents, door tops and frames first, so dust falls onto surfaces still to be cleaned rather than onto finished ones.
- Inside everything that opens. Every cabinet, drawer, closet, pantry and medicine cabinet — inside, not just the fronts. This is where inspections are won and lost.
- Appliances, in and out. Oven, fridge, dishwasher, microwave: inside, under the seals, behind where they roll out, and the floor underneath.
- Bathrooms to the edges. Tracks, glass, taps, drains, the base and hinges of the toilet, the exhaust vent.
- Windows, tracks and sills. Interior glass, and the tracks that collect everything an inspection notices.
- Floors last. Corners and edges by hand, and the closet floors people forget exist.
At the end you get photographs of each room. Not decoration: it is what you forward when someone asks, three days later, what state the place was left in.
Moving in, which is a different job
A house that has been empty for weeks is not dirty in the same way a house that has been lived in is. There is dust that settled after the last people left, a kitchen you are about to put your own food into, and bathrooms other people used. The work goes into the insides — cabinets, drawers, closets and appliances — before a single box of yours gets unpacked into them.
Booked before the truck arrives, it is a short job and it is the only moment the whole house is reachable. Booked after, it is twice the work and half of it cannot be done at all.
If you are an agent or a property manager
Most of this work reaches us through people who do this every month, and what they need is not a cleaner: it is a date they can put in an email to somebody else. So the things that matter are the boring ones — that the date holds, that access works with a lockbox and no one standing there, and that the photos arrive the same day so a report can be written without driving over.
Tell us how many properties and how they usually turn over. If we cannot hold a date, you will hear that before you promise it to a client, which is the only version of this that is any use to you.
What we do not promise
- That the deposit comes back. That depends on damage, on the lease and on who inspects. We do the work to the standard and hand you the evidence; the decision is not ours and we will not pretend it is.
- Repairs, paint or damage. Holes, chips, a burn in the counter, a cracked tile — cleaning does not touch them. We photograph what we find and tell you the same day.
- Carpet shampoo, hauling or pest treatment. Separate trades. Agree it up front or it is not in the list, and a list that is discovered on the day is a list that failed.
- Exterior work. Garages, patios and yards are quoted separately when you want them, and they are not included by default.
Not included
Grout cleaning and grout restoration are not included in any service.
What drives the price
- Bathrooms and kitchen. The two rooms that carry most of an empty-house clean.
- How many cabinets and closets. Interiors are the real volume of this job, and they are what a walk-round underestimates.
- Whether it is truly empty. A house with things still in it is a different job, and slower.
- Appliances staying or going. Cleaning behind and under them takes the time; whether they leave with you changes the work.
- The deadline. A date that cannot move is fine — we would just rather know it now than at four in the afternoon.
What we commit to in writing
- 24-hour re-clean guarantee, in writing. If an inspection flags something that was on our written list, we go back and do it at no charge.
- Free visit and written estimate. We see the property first, empty or not.
- Photographs of every room when we finish. Sent the same day, and yours to forward.
Where we work
Buckeye, Goodyear, Avondale, Litchfield Park, Surprise and across the Valley — the full map, with what each area means for scheduling, is on the service areas page.
Just finished a renovation instead? Construction dust is a different job with a different sequence — see post-construction cleaning. And if you are staying put and the house simply needs a reset, that is a deep clean.
